**Start your layout with about 60cm of working space around the shed, then use the manufacturer’s required clearance if it is greater.** That is our practical planning allowance, not a legal minimum. In England, the familiar 2m boundary rule concerns shed height: it does not mean every shed must be 2m from a fence.

## The England planning height check

Government Class E guidance restricts the overall height to 2.5m where any part of the proposed outbuilding is within 2m of the boundary, if relying on that permitted-development provision. This is a height condition, not a rule requiring every shed to stand 2m away. Other Class E conditions and exclusions still apply. The fence is a visible site feature; do not assume it conclusively identifies the legal boundary. Resolve uncertainty about the relevant boundary before applying a measurement. A planning screen cannot resolve land ownership, private restrictions or a neighbour dispute.

## Allow the space needed to build and care for it

Ask the manufacturer for installation clearances and decide how you will reach the walls, roof edge and any gutters later. Draw overhangs and opening doors as well as the floor. Keep the proposed work and drainage within an agreed, workable layout; do not base the design on an assumed right to enter neighbouring land for maintenance.

## Planning and building regulations are different

Small detached buildings can be subject to separate building-regulation exemption conditions, including floor area, sleeping use and, in some cases, boundary distance or construction material. Passing one check does not establish the other. For an uncertain site, take a scaled sketch, dimensions, intended use and property details to the local planning authority before paying for a building. Scotland, Wales and Northern Ireland require their own rules.
