How it works

Rules reviewed against the linked official guidance on 19 September 2026. “Original house” means as first built, or as it stood on 1 July 1948 if older. Count later extensions and existing outbuildings in coverage. Height uses the highest ground immediately adjacent to the structure. Exactly 2 m is screened conservatively under the lower height limit. This is a preparation aid, not permission, a lawful development certificate or a legal decision. Check other consents, boundary rights and electrical requirements separately.

Worked example

Illustration: an eligible house with no restrictions, a detached single-storey storage shed behind the house, 1 m from a boundary and 2.4 m high can fall within the screened limits if every other condition is satisfied. An unknown property restriction requires further checks.
